For decades, homes were built with vented crawl spaces on the theory that airflow keeps them dry. In a humid climate like East Tennessee's, that theory works backwards.

The problem with vents

Open vents let humid outside air flow under your home. When that warm, moist air hits the cooler surfaces of the crawl space, it condenses — leaving moisture on joists, subfloor, and insulation. The result is exactly what vents were supposed to prevent: dampness, mold, and rot.

How encapsulation flips it

• Vents are sealed so humid air can't get in
